Understanding Your TRIM Notice: What Citrus County Property Owners Should Know
Another year has passed, and it’s time once again for Citrus County property owners to receive the Notice of Proposed Property Taxes, also known as the Truth in Millage (TRIM) Notice. These notices will be mailed on August 15, 2025, and will also be available online that same day at citruspa.org.
If you're a new resident or a first-time homebuyer, welcome to Citrus County! We know this process may be unfamiliar to you, and our team is here to make sure you feel informed and supported every step of the way.
It’s important to understand that the TRIM notice is not a bill. Rather, it serves as an estimate of your 2025 property taxes, based on the proposed tax rates—or millage rates—set by local taxing authorities. Your actual property tax bill will be mailed separately by the Citrus County Tax Collector in early November.
The TRIM notice contains valuable information to help you better understand how your taxes are calculated. It includes your property's market, assessed, and taxable values for 2024 and 2025. You’ll also find a breakdown of the taxing authorities involved, the millage rates they’ve either proposed or adopted, and the contact information for each of those agencies if you wish to ask questions about their budgets. The notice also outlines any exemptions you may be receiving and shows how those exemptions apply to the various taxing authorities.
In addition to this, the notice provides a side-by-side comparison of your prior year’s taxes with your proposed taxes for the upcoming year—both with and without any budget changes that taxing authorities may be considering. If, after reviewing your notice, you believe there is an error in your property value or that an exemption you applied for is missing, we ask that you contact our office before the deadline of September 10, 2025. Our team is committed to fair and accurate assessments, and we’re here to work with you to resolve any concerns.
Should we be unable to reach an agreement on your property value or exemption, you have the right to file a petition with the Value Adjustment Board (VAB). The VAB operates independently from the Property Appraiser’s Office and is administered by the Citrus County Clerk of Court & Comptroller. Its board includes members of the County Commission, the School Board, and local citizens. Qualified special magistrates—professionals experienced in property valuation or legal matters—are appointed to review the details of each petition and make recommendations to the board.
To help ensure your notice stands out when it arrives in the mail, we’ve updated the envelope this year. Be on the lookout for bold red lettering on the front that reads, “IMPORTANT PROPERTY TAX INFORMATION.” We hope this makes it easier for you to recognize and prioritize.
