The Citrus County Property Appraiser’s Commitment to You

At the Citrus County Property Appraiser’s Office, our mission is simple; serve you with fairness, accuracy, and a commitment to exceptional customer care. As your Property Appraiser, I take seriously the responsibility of making sure your property is assessed correctly and that you receive every exemption and classification you’re entitled to.

Recently, we mailed more than 155,000 TRIM (Truth in Millage) Notices to property owners across Citrus County. These notices are an important part of keeping you informed. Florida law requires us to assess every parcel of real and tangible personal property in the county as of January 1, 2025, using market data from 2024. Inside your TRIM notice, you’ll find your 2025 just value, any exemptions you’re receiving, and the proposed tax amounts set by the taxing authorities listed.

Our goal is to make this process as transparent and easy to understand as possible, because we believe you deserve to know exactly how your property is valued and how that affects you.

Important Mail for Homeowners – Don’t Toss This!
If you’ve never seen this document before, you might be new to Citrus County or a first-time homeowner. We’re so glad you’re here and proud to serve you.

In the past, the TRIM Notice envelope looked a lot like “junk mail” and yes, many people accidentally tossed it in the trash. Please don’t do that! This document is extremely important because it explains:

  • The value of your home that our office has placed
     
  • What each of the seven taxing authorities are proposing for millage rates
     
  • The exemptions you have applied for - or if blank - didn't apply for
     
  • An estimate of your November property tax due amount
     

Throwing it away without opening it could cost you money. When it arrives in your mailbox (likely this weekend or next week), open it right away and review it for accuracy. If it’s confusing, trust us, there’s no such thing as a “stupid” question when it comes to TRIM Notices. Give us a call, or stop by one of our offices in Inverness or Crystal River, and we’ll gladly walk you through it.

Please remember that our office does not set or collect taxes. If you believe your taxes or tax rates are too high, the Value Adjustment Board (VAB) cannot help. Concerns about tax rates must be addressed at the public budget hearings of the taxing authorities who set them. The schedule of these hearings is printed on the back of your TRIM notice and available online.

We encourage you to review your TRIM notice carefully. If you believe your market value is incorrect or you are missing an exemption, contact our office no later than September 10, 2025. After that date, changes can only be made through a petition filed with the Citrus County Clerk of Courts and reviewed by the VAB.

Once a petition is filed, our office cannot make changes unless directed by the VAB. Florida law sets strict petition filing deadlines, and these do not change. The VAB may charge up to $50 per petition. We recommend meeting with our office for an informal review before filing a petition, but the September 10 deadline still applies.

The VAB is an independent, quasi-judicial board consisting of two members of the Board of County Commissioners, one member of the School Board, and two citizen members. Counties with populations over 75,000 must also appoint Special Magistrates, qualified appraisers or attorneys, who conduct hearings and make recommendations to the VAB. Both the VAB and Special Magistrates are independent of the Property Appraiser’s Office; in these hearings, we are simply another party, just like the petitioner.

After your hearing, the Special Magistrate will issue a written recommendation to the Clerk of the Circuit Court. The Clerk will send the recommendation to both you and our office, along with the VAB’s final decision and any changes that may result.

The absolute last day to file for any 2025 exemption or appeal your just value is September 10, 2025.
